The Brief:

The requirements of the brief are to provide a new respite and supported living care home to replace an existing building which is outdated and no longer suitable for its intended use. This will improve efficiencies within the service provision by enabling on-site management and result in a saving on revenue costs. Concertus, along with the client, are working to a brief incorporating strict guidelines from NHS England who are funding the project. The budget is time critical and subject to achieving milestones, including obtaining planning consent by the end of 2018 and making a start on site by the end of financial year 18/19.

The Scope:

We have initially been instructed to complete a feasibility study, support with the funding bid, prepare information and submit a planning application. The steeply sloping site presents several challenges. A possibility of contamination is currently being investigated by a series of site investigations. It is also of interest to archaeologists being in the vicinity of a Bronze Age cremation site, as well as Roman and Iron Age finds. Following receipt of planning consent, we will be carrying out the full design and project management of the project through to completion. Our collaborative approach to project delivery will include continued client and stakeholder engagement during design and construction phases of the project.

The Commission:

To meet the client’s requirements and make sure the building works efficiently, we have worked closely with a number of statutory bodies and advisors including NHS England, occupational therapists, the local planning authority, building control, the fire service and acoustic engineers. As a multi-disciplinary practice, we have extensive experience of working with clients and stakeholders throughout the entire design process, ensuring that the client’s brief is developed and their aspirations are met within the parameters of the budget constraints.
