Leiston School Refurbishment to Create Council Offices

The proposed works included the internal remodelling and refurbishment of the former Leiston Middle School to create office accommodation for Suffolk County Council. Providing the new offices would allow the staff to relocate from the existing buildings in Saxmundham and enable the second phase of the project to commence on the Saxmundham site.
In addition to the new office spaces, the following areas were incorporated into the design: meetings rooms, kitchen, toilets, changing facilities and shower rooms. The programme of works included all associated mechanical and electrical service works, drainage connections, decoration and external landscaping to facilitate the new building’s use. Landscape works covered a lined car park with electric vehicle charging points and a cycle shelter.
Following advice from Building Control, we made the single stairwell fully ‘sterile’ with refuge points within fire rated compartments on each level. A replacement roof lantern was then placed over the protected staircase.
Our client and end user’s requirements were constantly changing. Collaborative working with the Contractor and Client Liaison ensured the scope of works were carried out in accordance with the client’s requests. We led staff engagement/stakeholder meetings, staff walk-rounds at key stages throughout the office development, regular global updates to all stakeholders and staff inductions.
Our team went above and beyond to create a functional and modernised office environment, within the constraints of an existing building, for CYP, ACS, Home First and NHS staff. Adopting a proactive and collaborative approach ensured the tight deadlines were met and a high-quality scheme was delivered, which surpassed what the client initially thought would be achievable.
