The Brief:
The Active Learning Trust instructed us to provide a fixed asset valuation for a brand new development complex which included a high school, special school and sports centre (Multi-Use Games Area and playing fields).

The Scope:
Using our bespoke obsolescence checklist, we compared the actual buildings and facilities with a modern equivalent asset (MEA). Land values were assessed using the comparable method (considering the sales of development sites in the vicinity). Information was collated from professional sources including discussions with local commercial agents. Pricing levels for new houses were monitored and we ran a residual valuation as a check on the other data we had observed.

As the school was located next to a new housing development, it was necessary to consult the local planning portal to ensure we understood the wider planning context of the property we had been commissioned to value.

The Result:
Through our extensive experience of asset valuations in the public sector, we successfully delivered an RICS compliant report on time.
